Inspection Without Scaffolding, Cranes or Downtime
Commercial roofs and elevated assets are difficult to inspect for the same reasons they are expensive to repair — they are large, high, and often sit above an operation that cannot simply stop. Traditional access means scaffolding, a mobile elevating work platform, or a rope access team, and usually some combination of road closure, cordoned areas, and lost working hours. A drone survey removes almost all of that. We fly the asset, capture it in high resolution, and hand back an annotated report — typically without the site standing down at all.
Buildings We Survey
- Office blocks — flat and built-up felt roofs, parapets, roof-mounted plant, cladding and curtain walling, and the junctions where water ingress usually starts.
- Factories and industrial units — profiled metal sheeting, corrosion at fixings and laps, rooflights, and gutter lines that are difficult and unsafe to walk.
- Warehouses and distribution sheds — large single-span roofs where a defect can sit undetected above racked stock until it becomes a stock-damage claim.
- Retail parks and mixed-use blocks — multiple roof levels and tenants, surveyed in a single visit rather than unit by unit.
- Schools, care homes and community buildings — inspected outside occupancy hours where required, with no scaffolding left standing in a live environment.
Assets We Inspect
- Industrial chimneys and flues — brick and steel stacks, banding, capping, pointing and lightning protection, viewed close-up without a rope team.
- Roof-mounted plant and elevated equipment — air handling units, condensers, flues and their support steelwork.
- Solar PV arrays — commercial rooftop and ground-mount installations. See our dedicated page on solar PV inspection.
- Cladding, facades and parapets — elevated inspection of panels, fixings, sealant lines and rainwater goods.
- Silos, tanks and structural steelwork — visual condition assessment of surfaces that would otherwise require working at height.
Why Commercial Clients Choose Drone Surveys
- No working at height — the single biggest safety win. Nobody is on the roof, on a ladder, or on a rope. Under the Work at Height Regulations 2005, avoiding work at height altogether sits at the very top of the hierarchy of control.
- No operational shutdown — production lines, loading bays and car parks generally keep running. Access equipment usually means they don’t.
- Speed — most single-building surveys are completed on site within a few hours, with the report following within 24 hours.
- Cost — a drone survey is a fraction of the cost of scaffolding a commercial elevation or hiring a MEWP and crew, and it carries none of the permit and traffic-management overhead.
- Auditable documentation — annotated high-resolution stills and 4K video give facilities managers, insurers and building owners a dated, defensible record of condition.
What You Receive
Every commercial survey produces a structured written report: an overview of the asset, a photographic record of each elevation and roof area, and a defect schedule with each finding located, annotated and described. Findings are prioritised so that a facilities manager can separate what needs action now from what belongs in next year’s planned maintenance budget. You can see the format in a real example report.
Where a survey supports a dilapidations claim, an insurance submission, a pre-acquisition assessment or a planned maintenance programme, we can scope the report accordingly — tell us what the survey needs to prove and we will structure it to do that job.
Safety, Permissions and Insurance
Commercial and industrial sites bring airspace, access and risk considerations that a domestic roof does not. Every job is planned around the specific site: airspace and flight-restriction checks, a site-specific risk assessment, agreed cordons where required, and coordination with your site management or health and safety lead before we fly.
We operate under UK Civil Aviation Authority rules, are CAA-registered, and carry commercial drone liability insurance. We fly sub-249g aircraft, which is precisely why commercial inspection work is straightforward: sub-249g operations can be flown close to buildings and in built-up areas without the separation distances that heavier aircraft impose. That means we can get near enough to a facade, stack or roof detail to produce genuinely useful imagery, on a live site, without shutting anything down.
Airspace and flight restrictions are checked for every site before we attend, and we work to your site rules and any permit-to-work process you operate.
Portfolios and Multiple Sites
If you manage more than one building, surveying the portfolio on a rolling programme is usually cheaper and considerably more useful than commissioning inspections reactively. Consistent, repeatable imagery captured annually lets you track deterioration over time and forecast capital spend instead of reacting to leaks. We already work this way with landlords and property managers.
Pricing and Availability
Commercial surveys are quoted per site, based on building size, complexity, location and access constraints — see our pricing page for an overview of how we price. Multi-site and framework arrangements are available. We cover North London, Hertfordshire and the surrounding area, with wider coverage for portfolio and asset work by arrangement.
