Do I Need a Roof Survey Before Installing Solar Panels?

It’s not a legal requirement, but in practice you’ll almost certainly need one anyway — nearly every MCS-certified solar installer requires a roof survey before they’ll fit panels, because they need to be confident the roof structure, covering and fixings can safely take the additional load of panels, rails and brackets for the 25-plus year lifespan of the system.

Why Installers Insist on a Survey

Solar panels add real weight to a roof, and the fixings that hold the mounting rails penetrate the roof covering at multiple points. If any part of that covering, or the timber underneath, is already compromised, drilling and loading it further is exactly the wrong thing to be doing. MCS-certified installers build a survey into their process both for their own installation warranty and to satisfy insurers, so this isn’t a box-ticking exercise — it’s there because problems found after panels go up are far more disruptive and expensive to fix than problems found beforehand.

Two Different Kinds of Survey — and Why Both Can Matter

It’s worth understanding the distinction, because “roof survey” gets used loosely:

  • A structural survey, usually from a structural engineer, calculates whether the roof’s structural members can safely carry the additional load. This is what most installers mean when they say a survey is required, and it’s typically their responsibility to arrange or specify as part of the installation quote.
  • A condition survey — which is what a drone roof survey provides — documents the actual state of the roof covering itself: tiles, ridge, valleys, flashing, moss, and any existing damage. This tells you whether the surface the panels are going onto is actually sound, which a structural load calculation doesn’t cover on its own.

Commissioning a drone condition survey before you commit to an installer gives you independent, dated evidence of the roof’s starting condition — useful for spotting problems before quoting, and equally useful afterwards if a dispute ever arises about whether damage was pre-existing or caused during installation.

What a Drone Survey Adds to the Process

  • An honest picture of roof condition before you spend money on panels — if the covering has only a few years of life left, it may be worth addressing that first rather than fitting solar to a roof you’ll need to strip and redo shortly after
  • A pre-installation record of every tile, ridge and flashing detail, so there’s no ambiguity later about what condition the roof was in beforehand
  • Orientation and layout context — clear aerial imagery of the whole roof, useful alongside your installer’s own shading and output assessment
  • Peace of mind on older or unusual roofs — particularly relevant on the period properties common across North London, where roof coverings and structures vary a lot more than on a standard modern estate

Where This Fits With Planning Rules

Most residential solar installations fall under permitted development, but conservation areas and listed buildings can add restrictions on visibility from the street or require consent — the same considerations that apply to any external roof work in a conservation area or on a listed building. Your installer should flag this, but having your own survey and photographic record in hand makes any planning conversation easier.
