Roof Condition Evidence, Without the Scaffold Bill
If you hold the freehold or manage a block, the roof is the single most expensive element you are responsible for — and the hardest one to see. Most managing agents only learn about a roof problem when a top-floor leaseholder reports a damp patch, by which point the water has already been tracking through the structure for months. A drone roof survey gives you a documented, date-stamped record of roof condition across your portfolio, without erecting a single tower.
Where a Drone Survey Earns Its Keep
- Planned preventative maintenance — annual or biennial inspections across a managed portfolio let you budget for roof works before they become emergencies, and demonstrate to leaseholders that the fabric is being actively monitored.
- Section 20 consultation evidence — graded, photographic evidence of defect severity supports the case for major works and helps justify the spend to leaseholders who query the necessity.
- Insurance claims — after storm damage, close-range imagery of displaced tiles, lifted flashing or failed coverings gives your insurer exactly what they need, quickly.
- Pre-purchase and pre-handover — before taking on a new block or accepting handover from a developer, an independent aerial record establishes the condition you inherited.
- Dispute resolution — where responsibility for a defect is contested between freeholder, leaseholder or contractor, an impartial dated survey settles the question of what was visible and when.

What You Receive
Every survey produces a structured written report with defects graded A to E by severity, each supported by annotated high-resolution imagery and a recommended timeframe for action. Grade D and E items are flagged as requiring attention within three to six months; Grade A and B items are logged for monitoring so nothing is lost between inspection cycles. Reports are written to be readable by a board of directors as well as by a roofing contractor.
Portfolio and Multi-Block Rates
Where several buildings sit within a reasonable radius, we can survey them across a single visit, which brings the cost per property down considerably compared with individual instructions. This suits managing agents and RMCs with clustered stock across Barnet, Camden, Haringey, Islington and the surrounding boroughs. Get in touch with an outline of your portfolio and we will put together a rate for the whole programme.
Minimal Disruption to Residents
No scaffolding, no access equipment, no contractors on site for days. Our pilot attends, completes the inspection in under two hours for a typical block, and leaves. We do ask that you notify occupants in advance — particularly top-floor residents — so nobody is surprised by a drone at window height.
Aerial Photography for Managed Buildings
Alongside condition surveys, we produce aerial stills and video of managed and completed buildings — useful for portfolio records, development marketing, tender documentation, and demonstrating completed works to leaseholders.
