Because the fault almost certainly isn’t on the part of the roof you can actually see from the ground. Most leaks start at a specific weak point — a cracked tile, a failed lead flashing, a blocked valley gutter, moss holding water against a joint — and on a typical two- or three-storey house that point is 20 to 30 feet up, often on a rear slope, a hidden valley, or the far side of a chimney stack. Standing in the garden or on the pavement, you’re simply too far away and at the wrong angle to see it, even though the leak inside is very real.
Why Tall Period Roofs Hide the Problem So Well
This is especially true on the kind of roofs common in Hampstead and Highgate. Victorian and Edwardian houses in this part of North London were often built tall, with complex rooflines — multiple pitches, valleys between gables, dormers, and several chimney stacks with their own flashing and lead work. Every junction between two roof surfaces is a potential entry point for water, and on these properties most of those junctions face away from the street, sit behind a parapet, or are simply too high to make out any detail from ground level.
What’s Usually Actually Wrong
When we fly a survey on a property with an unexplained leak, the cause is very often one of a small set of things:
- Slipped or cracked tiles or slates on a slope that isn’t visible from the road
- Failed flashing or lead work around a chimney stack, valley or parapet — a very common leak source on period roofs
- Blocked or damaged valley gutters where two roof pitches meet, which can overflow into the roof structure rather than out to the rainwater goods
- Moss and vegetation build-up holding moisture against tiles or joints long enough for water to find its way through
- Deteriorating flat roof sections on rear extensions or dormers, which are almost never visible from the front of the house at all
Why “I’ll Just Go Up and Look” Isn’t the Answer
On a tall period property, getting eyes on these areas properly usually means scaffolding, which is expensive, takes days to arrange, and is a lot of disruption to confirm what might turn out to be a single cracked tile. A drone survey covers every elevation and pitch of the roof in one visit, including the rear slopes, hidden valleys and chimney junctions nobody can see from the ground, and photographs them in enough detail to identify the actual source rather than guessing.
What You Get From the Survey
A proper survey doesn’t just confirm there’s a problem — it locates it. Every defect is photographed, annotated and graded A–E by condition, so instead of “there’s a leak somewhere,” you get a clear answer: which roof element, what’s wrong with it, and how urgent it is. That’s a very different conversation to have with a roofer than “I think it’s coming from somewhere near the chimney.”
